Special Attention Property Preservation
When it comes to Property preservation, debris removal, health hazards and items which may cause infestation risks are provided top priority. All debris is disposed of at a licensed waste facility. Items requiring special disposal (tires, oil, chemicals, paint, and appliances) are handled separately and properly disposed of in strict accordance with applicable local, state and federal regulations. Your special project requirements will be handled by a qualified & trained member of our team. We do not subcontract this important aspect of your project.
Preservation Services
REO PROPERTIES
Interior and exterior trash out service of abandoned and foreclosed properties. We perform occupancy verifications, board-ups, re-key / securing, lockbox installation and minor repairs. Photography documented before, during and after services.
WINTERIZING
Done in preparation for winter, is one of the many ways homeowners can prevent costly damages from occurring. This procedure is completed to ensure that your plumbing and heating system withstands cold temperatures. Preparing a property for the winter season will save time and money.
PRE-FORECLOSURE SERVICES
Rekey secondary door, install a lockbox (per client requirements) mow lawn and assess interior and exterior damages and debris.
BOARDING (WINDOWS & DOORS)
Board according to HUD specifications to ensure a property is safe and secure.
CARPENTRY/MINOR REPAIRS
Repair drywall, Paint, Install Cabinets, and Appliances to place the property in show ready condition.
DEBRIS REMOVAL/TRASHOUT/CLEANOUTS
No Job is too big or too small, Our We perform a detail cleaning on all properties per client specifications. Whether it’s a vacant property or move-in/move-out property we transform the interior of the property into move-in-ready condition. We vacuum carpets, wet mop all floors, clean all sinks, cabinets, countertops, commodes, bathtubs and showers. In addition, all appliances are emptied and cleaned and air fresheners are placed in two locations inside the home.
LOCK CHANGES/LOCK RE-KEYING
Rekey secondary door, or all doors as requested by the client to secure the property.

INSPECTIONS
We have the capability to perform any property inspection needed. From routine occupancy checks to customized inspection reports, our qualified inspectors provide accurate and timely information to our clients.
INTERIOR CLEANING
All properties will pass the “white glove test.”
LAWN MAINTENANCE
We will Mow and remove the clippings, trim shrubs, weed eat lawn, and flower beds.
LOCK BOX INSTALLATION/CODING
Install a lockbox (per client requirements) to ensure access to the necessary parties.
MAINTENANCE/ON-GOING
We will perform bi-weekly or monthly inspections, lawn care, cleanings, and snow removal and will provide photo to document the work completed.
